Abstract
Nowadays, tourism industry and especially its urban branch, have an important place in countries’ economy and plays an active and effective role in improving their economical, social and cultural structure, especially in developing countries. Cities have many tourism attractions and are constantly attracting tourists, so sustainable development of urban tourism and its logical management needs planning. Border cities using their relative advantages, are among new centers of tourist attraction and local economic boom. Baneh has been the destination of many tourists during the last decade because of its border markets. Research method is descriptive – analytic and data were gathered using literature and survey and analyzed using SPSS. Data was analyzed using descriptive and inferential statistics (T and Friedman’s test and etc.). Results of study show that urban tourism has a significant role in economical, social and environmental development of Baneh. Among positive effects, creating jobs and more income in economical aspect, increase in knowledge level of citizens and life standards in social aspect and improvement in urban architecture pattern and landscape and strengthening the buildings in environmental aspect are the most effective ones. And from negative effects of urban tourism in Baneh, increase in price of land, buildings and rent in economical aspect, crowd and congestion and moral abnormalities in social aspect and sound and environmental pollution in environmental aspect, had the most impact.

Cities have many tourism attractions and are constantly attracting tourists to them. So sustainable development of urban tourism and its logical management need careful planning and programming. Border cities with their relative advantage, have become the new centers of tourism attractions and local economical improvements. In Iran, that is known as the land of four seasons and is one of the top countries in regard of number of tourism attractions, little attention is paid to this industry.
